Does the MLS tell you if there is a lien?
No. The MLS is a listing and marketing database. Liens, judgments, and lis pendens are recorded with the county and normally only surface during a formal title search in escrow, which happens after a contract is signed. HouseFax pulls those records so you see them before you make an offer.
Where does the data come from?
County public records. Property appraiser files, recorded deeds and sales, building permit records, tax records, FEMA flood designations, and county law enforcement incident data.
Is this a home inspection?
No. HouseFax is a records report, not a physical inspection. It shows what is documented with the county, including what permits exist and what is missing. You should still get an inspection.
Do I need an account?
